Combi Boiler Installation 2026: Process Guide
A combi boiler installation involves removing the old boiler, fitting the new unit and adjusting pipework.

The work depends on whether you are replacing an existing combi or converting from another type.
A like-for-like combi swap is the simplest job. The installer isolates the gas and water, removes the old unit, fits the new boiler in the same position and reconnects the pipework, flue and condensate drain. The boiler is then commissioned, which means running safety checks and setting the controls.
A system-to-combi conversion is more involved. Because a combi heats water on demand rather than storing it, the installer also removes the hot water cylinder and, if present, the cold water tank in the loft. Pipework routes change, and the installer may need to cap off redundant pipes and reroute others. This adds time and cost.
Every gas boiler installation in England, Scotland and Wales must be carried out by a Gas Safe registered engineer. Check that the engineer is qualified for the gas and appliance type. In England and Wales, confirm the notification and compliance-certificate arrangements; Scotland and Northern Ireland have separate building-control rules.
Combi boilers are rated in kilowatts, and the output you need depends on heating demand and hot water flow.
Most combis have two output figures: one for central heating and one for domestic hot water. Choose central-heating output from a heat-loss calculation, and hot-water performance from measured incoming flow, pressure and simultaneous demand. Radiator or bedroom counts alone do not establish the right output.
The right size is not determined by bedroom count alone. A proper installer will assess the number of radiators, the heat loss of the property and the flow rate you need at the tap. Oversizing wastes money on the unit price and can cause the boiler to cycle on and off inefficiently. Undersizing means lukewarm showers and slow heating.
If your home has two bathrooms that run simultaneously, a combi may struggle to deliver enough hot water to both. A system boiler with a cylinder could be more suitable. Discuss this with your installer before committing.
Actual prices vary by region, boiler brand, flue routing and the complexity of the job.
The following table is a hypothetical budgeting example only, not a quote or market survey. It assumes a mid-range 28 kW combi boiler and a like-for-like replacement in a semi-detached house with an existing rear flue route.
| Item | Illustrative cost |
|---|---|
| Combi boiler unit (mid-range, 28 kW) | £1,100 |
| Labour (one-day like-for-like swap) | £600 |
| Flue, fittings and sundries | £150 |
| Magnetic filter | £100 |
| System flush | £150 |
| Illustrative total | £2,100 |
Assumptions: These figures are rounded estimates for illustration only. They do not reflect surveyed market prices. A system-to-combi conversion would add further labour and materials for removing the cylinder and tank and rerouting pipework. Moving the boiler to a new location adds flue work and pipework. Premium or high-output boilers cost more for the unit. Always obtain at least three written quotes from Gas Safe registered installers.

ECO4 may support some boiler work; other schemes fund alternatives such as low-carbon heating.
The Energy Company Obligation (ECO4) runs until 31 December 2026 and can fund boiler replacements for eligible households (Ofgem, ECO4 guidance). Eligibility depends on a combination of factors including the property's EPC rating, the household's income or qualifying benefits and the tenure of the home. ECO4 is not automatic for everyone receiving benefits, and the measures installed depend on what the energy company's assessor recommends.
Councils can also refer households through the ECO Flex route, but this is not guaranteed funding.
The Warm Homes Local Grant covers private homes in England rated EPC D to G, usually where household income is at most £36,000 or the household qualifies through benefits or postcode criteria (GOV.UK, Warm Homes Local Grant). A council survey determines which improvements are funded, and available funding varies by area. Delivery runs to March 2028.
Warm Homes Local Grant does not fund a new gas or oil boiler. It may offer insulation or low-carbon heating instead. Landlords may need to contribute to the agreed improvements.

Clear the area around the existing boiler so the installer can work safely. If the boiler is in a kitchen cupboard, remove anything stored inside. For a system-to-combi conversion, the installer also needs access to the airing cupboard and the loft.
Agree the expected interruption to heating and hot water with the installer before the work starts. If you have vulnerable household members, plan around this, particularly in winter.
The installer should carry out a system flush before commissioning the new boiler. This cleans sludge and debris from the radiators and pipework, which protects the new unit and improves efficiency. A magnetic filter fitted on the return pipe helps keep the system clean over time.
Ask the installer to talk you through the controls once the boiler is running. Modern combis often have room for a wireless thermostat or smart controls, and setting these up properly can reduce your gas use from day one.
Confirm who will register the warranty and what commissioning documents you will receive.
Most manufacturer warranties require an annual service by a Gas Safe registered engineer to remain valid. Check the warranty terms before the installer leaves. Keep the relevant compliance and commissioning documents. In England and Wales, a competent-person scheme can handle notification and certification; see GOV.UK building-work guidance.
If you had a system-to-combi conversion, check that all redundant pipework has been properly capped and that the loft space where the tank sat is left tidy. Any removed components should be disposed of responsibly.
Qualifying installed energy-saving materials, including certain heating controls, currently attract zero VAT through 31 March 2027, after which the rate is scheduled to rise to 5% (GOV.UK, VAT on energy-saving materials). The boiler unit itself is not classified as an energy-saving material for VAT purposes, but controls such as thermostats and programmers may qualify when professionally installed. Ask your installer for a breakdown on the invoice.

If your household regularly runs two showers at the same time, a combi's on-demand hot water may not keep up. A system boiler with a well-sized cylinder handles simultaneous demand better.
Long pipe runs can delay hot water reaching a tap with either a combi or a cylinder system. Ask the installer about the layout, expected delivery time and heat losses rather than assuming a cylinder removes that delay.
If you are considering a heat pump in the next few years, consider the cost of installing a new combi now and replacing it again before its useful life ends. A heat pump paired with a hot water cylinder may be a better long-term investment, and the Boiler Upgrade Scheme offers £7,500 towards an air-to-water or ground-source heat pump in England and Wales. See our heat pump cost guide for more detail.
A mains-gas combi needs a mains gas supply. Off-grid options can include a suitable LPG combi with an appropriate fuel supply, oil or electric systems, or a heat pump. Scotland has separate support schemes for heating upgrades.
